Check ups, check ins, and check outs

I don't know if it's El Paso, the culture, or the water, but many El Pasoans in business like to get insurance for the certificate, then never pay a premium again. 

If you are a property owner, land lord, or lessor, you NEED to verify insurance quarterly.  Yes, quarterly.  I can't tell you how many people are running around with a piece of paper that means nothing.  That way, you can always make sure that your interest will be covered in the event of a covered occurrence.
